The Farmstead at Delta Ridge

Pence completed this 500,000-square-foot multifamily development, which is located on a 70-acre site. The project included demolition of existing golf course infrastructure, full site development and vertical construction of 96 wood-framed residential buildings totaling 618 units. Phase 1 featured 368 units across 55 cottages and 13 flats, plus an amenity building, pool, garages and carports—all delivered ahead of schedule. 

Phase 2 added another 250 units across 55 buildings. Work included clearing and grubbing, mass grading, stormwater detention and utility installation, as well as construction of sidewalks, roads and site structures. Despite a tight timeline and challenging conditions, the team maintained an aggressive schedule, working Saturdays and achieving zero lost-time incidents on vertical work. Coordination with new subcontractors and efficient phasing ensured successful turnover and occupancy.
